We were initially commissioned to conduct a comprehensive marina redevelopment feasibility analysis for an aging marina facility. Our feasibility efforts included a detailed marina market assessment, site analysis, redevelopment planning, and economic analysis.
Analyzing existing site conditions and engineering factors that would affect marina redevelopment included water depths, exposure, tidal fluctuations, and other factors. The results of the market and engineering feasibility assessments were integrated to develop several redevelopment concept plans.
We have been leading the marina redevelopment through the engineering, bidding, and construction phases. The engineering design of the project included several unique elements including blending of two floating dock systems to maximize facility sustainability and minimize project costs, the inclusion of in-slip fueling for visiting megayachts which is a rare amenity in the region, and the creation of a 500+ ft. side tie megayacht dock situated in 30-ft. of naturally deep water that will allow the facility to accommodate the largest yachts in the world.
Phase I of the marina installation included 140 fully appointed wetslips for vessels up to 65 ft. Phase II provided final installation of the utilities to the megayacht slips and installation of a second 80-ft-long ADA-compliant gangway to provide access directly to the megayacht slips. Phase III will add two new heavy-duty floating concrete finger piers that will provide an additional 650 LF of transient berthing space, a new floating aluminum finger pier within the marina basin that will provide an additional 150 LF of transient berthing space (and associated slip utilities), and upgrades to allow for berthing larger transient vessels.
